Price your home correctly with the help of the Broker
Our Competitive Market Analysis (CMA) that we will generate for you to show you homes that have sold recently that are similar in size, location, features and age of your home. You will also see those that are currently for sale that will be your competition. Unlike national websites that use a computer algorithm to guess at your home’s value, we personally prepare your CMA and make sure that the homes that are being used as comparisons are appropriate. The trick is to price your home correctly right from the start! If you overprice your listing, it will generate very little interest and the listing will quickly become ‘stale’. Worse yet, once you have reduced the price to the correct range, buyers will assume that now that it has been on the market for a while that you must be ‘desperate’ so you will end up with a series of low offers. If you under price your property, you make get quick offers but will be needlessly losing some of your own equity. We will conduct an in person review with you to go over the CMA and help develop an acceptable pricing strategy.
Is the buyer's agent your friend?
No! They represent their buyer and they will work to get your home for the least possible price. It is not uncommon for them to try to get you to pay for closing cost items that are traditionally paid for by the buyers. They may also try to get you to sign ‘Standard Addendums’ that are anything but standard and that work only in favor of the buyer. Some will even try to force you to use their own affiliated title company for the closing. We will make sure that you are being treated fairly and understand what your options really are.
Buyer Due Diligence
One of the most important aspects of evaluating an offer is to make sure that your buyer is truly qualified. We will inspect that qualifications supplied and make sure that we get documentation that supports the offer being made. We will also make sure that the buyer is appropriate for your property. For example, some investors will attempt to buy into condominium complexes that have already exceeded their bank allowed ratio of investor owned units which will mean you will waste weeks just to find out that they cannot be financed.
The inspections
The buyer pays for the building inspection, Wood Destroying Organism (WDO) inspections, mold inspections, roof inspections, pool inspections and other buyer requested inspections. It is up the buyer's agent to schedule these inspections within the time frames mandated by the contract. You can be certain that no matter how well maintained your home may be, these inspectors will ‘earn their money’ by finding some problems. Once these reports are available, the buyer will expect you to negotiate to make repairs or repair credits. We will assist in these negotiations, help you get proper repair estimates, and prepare proper repair/replace addendums if needed.
Title
The seller decides on which title company to use in the transaction and pays for the owner’s title insurance policy in the Jacksonville real estate market. We will recommend a title company with a good reputation for quality work. Title work is very important. A poor title company can delay a closing.
HUD Settlement Review
We will review the HUD statement before the day of closing to insure that the calculations are correct and that the appropriate parties are being charged.
Be with you at closing
We will be there at closing any local closing in person to help you in the event of any last minute glitch.
Special Programs
We will work with you participating in special programs such as the Defense Department’s Housing Assistance Program (HAP). We will make sure the proper documentation and forms are sent to get approvals without needless delays.
Feedback and Lockboxes
We will use NEFAR electronic lockboxes that will tell us exactly who and when your property has been shown and will generate an automatic e-mail to the showing agent requesting feedback.
